GREAT GRAPES @ TAMMAR GULLY VINEYARD

If you are thinking about a "tree change" without roughing it, then this very spacious, uniquely designed, luxurious country home could be exactly what you are looking for.

Welcome to Tammar Gully farm and vineyard.  Browse the links at the left for an introduction to the home and property.

The home sits in an elevated position with a commanding view over the vineyard and surrounding valley.  The 200 acre property with 33.5 acres of vines, shares its location with an abundance of wildlife such as the Tammar Wallaby (after which the property is named), Numbats, Phascogales, Chuditch and the rare Woylie.  And, of course, Kangaroos, Emus and Possums are co-residents of the surrounding bush and paddocks

Designed by the owners and built by multi-award winning Pemberton builder, Kevin Sparrow, in 2001, this delightful, spacious 435m2 home featuring 7m octagonal rooms with 3m ceilings, is situated in peaceful, secluded surroundings.  The two storey, double brick/colourbond home is surrounded by a wide, paved verandah and doesn't require summer cooling.  Winter warmth is provided by under floor heating with a new double sided wood heater warming the living spaces.

Tammar Gully is a viable farming proposition based on viticulture, fat lamb and wool production.  The main operation is the 13.56 hectare vineyard. Production has been managed between 120 and 140 tonne in the past and will increase to in excess of 150 tonne when a new Sauvignon Blanc block comes into production in 2010.  Tammar Gully supplied quality fruit to Goundrey wines for 10 years until vintage 2007 when all fruit was purchased by a major South Australian wine producer and on sold to Wolf Blass.  The vintage of 2008 saw all red fruit again purchased by Wolf Blass in SA while our Chardonnay was sold to Alkoomi Wines in Frankland.

Although 2009 is proving to be a difficult year for all industries including the wine industry, we have been successful in placing our best Shiraz block  and a parcel of our Cabernet Sauvignon with a new Winery. They have selected our fruit over their own.  We are confident our fruit will make excellent wine and we are hopeful this new agreement will develop further in 2010.

There is a  second residence on this beuatiful property.  A 4br brick/tile home located some 500 metres from the primary home, providing privacy to both homes.  It is presently rented at $150 pw.  The farm has 2 large machinery sheds, shearing, hay and storage sheds.

PRICE  $1,490,000  -  Machinery and Livestock by negotiation
